Same Deal, Same Terms. One Made Money. One Lost It.

Same deal. Same year. Same terms. One investor made money. The other lost it.

Two people put money into the exact same deal.

Same year. Same terms. Same operator.

One of them makes money.

One of them loses money.

So let me ask you a question: what was the variable?

It wasn't the deal. It couldn't have been. The deal was identical for both of them.

There are no good or bad investments. There are only good or bad investors for the deal in front of them.

And here's the uncomfortable part.

Nobody has ever sat you down and told you which one you are.

By the end of this, I'm going to give you a filter that takes a decision you've been circling for months and settles it in about 4 minutes.

Not a deal. Not a recommendation. An actual filter.

And when I describe it, you're going to realize you already use one every single day, for something way less important than your money.

First, who's this random guy?

I'm Joey Muré. My partner is Russ Morgan. Together we're Wealth Without Wall Street.

Our podcast has been downloaded over 1.4 million times. Our operating business does over $600,000 a month.

And separate from that business, we personally collect over $50,000 a month in passive income.

Not projected. Collected.

We publish that number in public every single month on our podcast, gross and net. We've done it since July 2020, when the number was $2,447.

We didn't start at $50,000. We started at $2,400, with our names next to it, not knowing whether the next month would be bigger or smaller.

We were mentored personally by Nelson Nash before he died in 2019. Between us we own more than 40 policies, and we've put millions of dollars into things that pay us every month.

We've walked over a thousand people through this exact process.

Not one of them found a secret deal.

Every one of them changed what they were before they changed what they bought.

The filter you already use

Think about how you bought your house.

You didn't look at every house in America. You'd still be looking.

You said: "Three bedrooms. This school district. Under this number. Not on a main road."

And the second you said that, 40,000 houses became six. And you could actually decide.

Nobody calls that limiting. You call that knowing what you want.

You have a filter like that for a house. You have one for cars. You probably have one for who you hire.

You don't have one for the thing you're about to put $250,000 into.

So every opportunity you look at seems possible.

And when everything's possible, you do nothing.

The 3 pillars that build the filter

That filter is what we build inside the Passive Income Lab. It takes 12 weeks, and then you actually use it on real money while somebody who's done it sits next to you.

Three pillars. That's the whole program.

Pillar 1: Investor DNA.

Who you actually are with money. How much control you need. What you understand. How you're wired. How much time you genuinely have.

Not who you wish you were. Who you are on a bad week.

Most people have never been asked this. And it's the reason smart people end up in deals that were never going to fit them.

Pillar 2: Your buy box.

The filter. Written down. Specific. All yours.

Once it exists, you can look at an opportunity and be done with it in 4 minutes instead of 4 months.

The buy box isn't there to help you say yes. It's there to help you say no to 99 things without agonizing over any of them, so the one that fits is obvious.

Pillar 3: Deployed capital.

Money actually moving. Because a framework nobody uses is just an expensive way to feel organized.

12 weeks in, you have a deal pipeline, and you're either in something or you know exactly why you're not.

Build the investor. Build the filter. Deploy.

John's buy box

Let me tell you about someone we worked with recently. His name is John.

High earner. Great practice. He had a chunk of cash that had been sitting for about 2 years, and three opportunities he'd been circling the whole time.

He wasn't confused about any of them individually.

He just had no way to compare them. So every time he got close, he found a reason to wait.

By week three, he had his buy box written down.

Two of the three opportunities didn't qualify, and he could see exactly why in about 10 minutes.

The third one did.

By week nine, his money was in it. It pays him monthly now.

We didn't find him the deal. It had been on his desk the entire time. He just had no way to know it was the right one.

The honest part: who this is (and isn't) for

Here's the upside. You stop evaluating opportunities one at a time, in isolation, with only your gut. You get a repeatable process, so the second deal is easier than the first, and the fifth is easier still.

And you get the thing nobody advertises: you stop being sold to. When you have a buy box, an operator can't talk you into anything, because the answer was written down before he opened his mouth.

Now the downside. This is work. 12 weeks of real calls and real homework on your real numbers.

We don't manage money. We're not a deal source. We don't sell you investments, and we don't get paid when you buy one. Most people in this space teach a single asset class because they sell that asset class. We don't sell any of them, which is exactly why we can tell you which one fits you.

This is for you if:

  • You earn a high income and have capital somewhere: savings, home equity, retirement accounts. It doesn't have to be liquid. Usually it's not.

  • You've had money sitting on the sidelines longer than you're proud of.

  • You've done a deal that went badly, and you've been careful ever since in a way that's starting to look like stuck.

This is NOT for you if:

  • You want somebody to hand you a deal.

  • You want a fast return. 12 weeks builds a system, not a windfall.

  • You're not willing to look honestly at your own numbers with another person in the room.

"But the timing isn't great"

It never is.

There has never been a clear quarter in my life, and there hasn't been one in yours either.

Everybody wants the same destination. Not everybody gets there. And the ones who don't are almost never short on money or smarts.

They're the ones who kept waiting for a season that never came.

Nobody decides not to get there. They just keep deciding that now isn't the moment. Moments turn into quarters. Quarters turn into years.

Your next step: get your filter started

Book a free Passive Income Game Plan session. 45 minutes (usually closer to 30) with someone on our team.

Bring your real numbers, whatever state they're in. You'll leave with your freedom number, the gap between where you are and where you want to be, and the single right next thing to do about it.

Whether you ever work with us or not. And if the Lab isn't right for you, we'll tell you on the call. Bring your spouse. This is a decision you want to make together.

Passive income was always the vehicle. Financial freedom is the destination. And the distance between them is shorter than you think when somebody hands you the filter.
